    Fully franked dividends give a ripper gross yield.

    Property has had a stellar run and it's well above historic norms so it's a bit silly to compare such a short time-frame.

    Either are good, neither should greatly outperform the other. You can leverage into property but there are more costs, less liquidity and leverage of course can bring greater risk to your cash-flow.
