exponential growth, and just like every economy before it, coming off a smaller base, % gains can be higher for so long, but $ values on smaller % gains increase.
Even the bears here, being stock speculators can understand this.
8% from our higher base, I don't think so, and with leverage and time, you don't need it to be wealthy as an ever shrinking debt in today's $ and yield climbs over time.
4% capital growth would be fine over 20 years + you know the things that can improve value and rents over time faster than "average"
