I work on the rule of thumb when purchasing that it costs about 5% in terms of stamp duty, conveyancing fees etc.
One thing you stated: "I understand stamp duty will apply at about double the rate it would were I intending to live in the property.". Where did this come from - my understanding at least here in SA is that the stamp duty is the same regardless of whether the property is an investment or not.
