    Not at all. I'm 40 years old. I lived in a relatively expensive property, which is why the yield was so low, but in saying that I currently rent a pretty nice house on a 2.9% gross yield.

    The person I sold my property to was 65 years old. Out of the 20 or so interested buyers the youngest was early 50's.

    When I looked at the compounding effects of interest the decision became quite easy in the end. The property was just not appreciating faster than the interest was accruing.

    When I look at my peers who own property, most have had to borrow heavily on 2x incomes. With interest rates at generational lows many are still paying IO and many face stress.

    When I look at those somewhat younger they are not bankable as the serviceability is just not adequate, so they are locked out.

    So in the end, yes, it is a punt but I just could not see the gains because I couldn't see very many people who could pay more.
