I think the median will look pretty flat for a couple of years. This is where the smart investors will survive and the wallys crash out and never come back to investing. Fair to say that a lot of people have bought investment properties in last few years. Many have bought units because it is easy, sign the offer and promoter does all the rest, many will perish.
In Rockingham many cheapskates have bought basic houses to rent and will not spend a cent.
Look on realestate.com and the stuff available under $400pw is awful. Then they blame property manager for not finding a tenant. The good hot spots will do ok and the pro investors that look after their tenants and property will still be in business. I will not be buying as the fire sale properties are the stuff nobody wants.
The good bit is that if all the Victorians go home our crime rate and drug use should fall.
