I doubt few people borrow $500k to buy a house, mind you repayments on a loan that size is about $650 pw which is not a great deal more that rent.
I am always of the view that rent is dead money, don't see the scene in renting if the mortgage repayments are more or less the same as rent. Assuming you have enough for a deposit
