i believe he is talking about interest only the most popular way to go these days btw esp. for property investors. eg. buy a 1 bedroom flat in boganvale for 400k, deposit 80k, borrow 320k at 5% av for 14 years. so sell mid 2029 for $1.6m so $1.28m gross profit less interest, depreciation, capital gains tax etc. you should walk away with 800k, ten times your original deposit.
