    Don't think you really answered my question KP . You have suggested that myself and many others have ' rocks in their heads ' because they use agents .

    I have used rental managers for about 20 years . Yes , there are some pretty ordinary ones out there . I would say that the only problems that I have had with tenants were caused by the property managers making bad decisions .

    That said , it is not possible for me to manage my properties myself so I have to use a manager . It's taken quite a while to find a couple that I think provide reasonable service . In the end , they probably are only rent collectors and an advertising shop front . As I travel a bit , they are also a contact point for my tenants should something go wrong . My property managers don't make decisions without my approval , period . It's a situation that works well for me .

    Yes , most of the rental managers are young and pretty but they're not all dumb as you suggest . Also , imo , it's a pretty thankless job and the good ones do work quite hard . It's also a bit of a transitionary job rather than one with a career path .

    Having said all that , if I had more time I would like to set up my own property management service . It seems to me that it is a classic old business that is due to be disrupted . The opportunities for better service and potential for add on business is large in my view .
