"The whole bull bear stuggle as the title of this thread goes, if you look at housing long term 10 or 20 years, from this point you would have to be bearish as we cant stay this expensive forever unless interest rates never go up again, which i dont see happening."

lol... if you honestly think that you would have to have a bearish view for an investment time frame of 20 years then quite frankly it shows you have no idea. That is the only sort of time frame except for an absolutely white hot market that you should truly have a bullish view.
