Over time overall inflation will result in prices going up. As for property being more valuable in 20 years - it doesn't have to be. Relatively speaking the value inflation adjusted can be approximately the same as today - but that leaves plenty of room for an investor to make money based on rent alone not to mention the fact that with time they will own an asset outright paid completely from it's own income even if the investor has to kick in a bit extra in the early years.
Too many bears ignore this time proven principle - always looking for the fast money (even if it results in them losing a bundle along the way).
