No property is not the stock market, old boy...its far more secure than shares and is vital to every bodies needs. You seem hell bent on tearing me to pieces, and want me to commt in giving you a general all state deflationary target...Geez you think I'm stupid to commit to your ignorance... Don't know if your from WA as Mail and a couple I enjoy reading, but you have one big chip on them stubborn shoulders... I apologize both for my comments towards you and my american spelling...
But you said yourself hawk.. Damn retail has gone down hill real quick.. How much did you save again by going overseas...? Oh and grammar isn't my forte..

How much did the median average go up in property ? Last year? Take the four corners of Australia into account, I could see nor west WA drop another 10-15% in the near future..were as Melbourne's going to do well for probably ever in small increments scattered around the burbs. Like dominos each suburb increases in value lifting its neighbor slower but surely ie Nearolgy or such.

Upper parts of Queensland again... Had a slow down/plateaued I believe? But the increase of retirings cashing up and down sizing...
Your probably a property developer with decades of established business..then your in a different aquarium altogether...possablybtrying to dispose of assets into one or two family trusts?! Who knows? But to stubbornly day one thing without considering the Macro, your niave to think QE and possible bank bail ins won't occur at a more alarming rate than what's already occurring in farming... Once its gone its five times more differcult to bring an industry back to life...property will maintain its advantage. But the opportunity to leverage from it may shrink also...then the cycle repeats itself ...

Early 40s and unfortunately my birthday fell on the rememberence to 9/11 will post another note and photo of me with the enermy, when I'm home
