You have to be Joking, irrigation land is worth more than $2,500/Ha. It probably cost more than $30,000 HA to put in the trees and water pipes infrastructure etc years ago, so an established productive orchard should be worth more. Even undeveloped dry land prices are around $1500/Ha. Who owns the water rights the key point that wasn't mentioned ? The land is worth F/A with out water. I assume the land is fully developed and productive by the price that was paid.
