    as i mentioned - i am not too sure what the solution is - it as all too complicated. your point about the first home buyers grant is probably correct. there is no doubt that stamp duty on properties is inflated, but by the same line of thinking, it could well be, that if stamp duty were reduced, then that would only result in a corresponding increase in the cost of the house.

    watso has his house paid for, and avoids debt like the plague.

    it could well be that interest rates need to be increased, to save people from their own stupidity. it amazes me no end, how people use credit, to buy stuff that they do not really need - a sign of the times i suppose
