That is a good point re escrow 77 - I will do a bit more research, but certainly like the concept and understand that this is imho a little like buying an out of the money call option ... risk a bit to potentially make a lot, understanding that you don't use your retirement fund to do it. Or, you wait a while to see how much traction they get, and what the costs of going city by city and gaining critical mass are, and then you put in a bigger amount of less risky money for a more certain, lower return. I may do a little of both approaches ...
