Mate what reality do you live in? Do you have any idea how much money you need in retirement. All that capital invested in a rental/s either has to generate enough money to support the lifestyle you want in retirement or that capital needs to be taken out and invested elsewhere to again hopefully generate enough money to support the lifestyle you want. If you eat into that capital then your nest egg will disappear quick smart.
As for your tax comment you are completely up the wrong tree on that one.
