    I am quite well diversified.

    I own an industrial property which I bought in 1986 and still own.

    I paid $215,000 for it and it's been occupied for 28 of the last 30 years.. Commercial properties are a little harder to value than residential but its value is around $1,000,000, the current rent is $4826/month.

    The average rent I have achieved for the 28 years would be about $40,000.

    $40,000 x 28 =$1,120,000, take off $120,000 for incidentals.

    My initial $215k investment has netted $2,000,000.

    Gold in NZD in 1986 was $742, now $1764.

    1764/742 = 2.37 x $215,000 = $509,000

    RESULT....

    Commercial Property $2,000,000

    Gold $509,000
