1. Yes it is a stretch, but i think my point remains is that its a better alternative to leasing for 12 month tenants
2. Say, $50 per visit if you got someone externally. Maybe 2 hours work if i did it myself (many do).
3. Not sure if you've ran AirBNB, but things are a lot smoother now (I run AirBNB on a smaller scale)
