I do think there is still plenty of upside to MUS at this stage even in the short term.

It would be nice if we got 100% of the rubies coming out of the ground, but even GEM only gets 75%. When you look at how much GEM has pulled out of their leases over the last few years I think I can live with 60%. There is the real chance that MUS's ground is better than GEM's - 1 big stone is luck, 5 starts to look suspicious.
