I have bought 4 apartments in Perth in the last 4 or so years. I am not investing the volumes of money many of you are, but I am at a point now where I have about 900k in property. Of this almost half is equity. I am on interest only loans and my rental return covers this. Even if property stagnates for a few years or drops a little I am not losing money. Assuming rents rise along with interest rates (to some degree). I am happy with this and it has enabled me to diversify my investing so the 30% hit i have had on the stockmarket doesnt mean I lose 30% of all my hard-earned money. If, in 10 years time I have double the value of property, i have 1million in equity - i am happy. Some people would have turned this into 10 million on the stock market, so may have lost it all.
I am 27 and hoping to retire well before when I would normally - to live a similar lifestyle to that which I have now - without working. That is my goal, I it is very much possible. At the same time I think being "smart" about my investments is also important. To me that is diversification. I could take it out of property one day, put it into the stocks the next and possibly make a few extra bucks, but I may not. I also work full-time and dont have the time to research some of these things in so much detail.
So for me property is a super investment and will be for a long time to come...just dont be over capitalised if rates go up...be smart about what you can afford and what you cant...
