    surely you are not suggesting it would be easy to service a mortgage up around $400k on an average wage of $55K than to service $100K loan on $35K annual wage

    Just in case you are silly enough to think this maybe the case

    $400K loan @ 8% interest over 25 years the repayments will be approx $3087 per month or $37044 per year (not a lot left if you are earning $55K)

    $100K loan with interest rates around 12% (as they were in the early 90s) over 25 years will be approx $1053 per month repayments or $12636 per year, a bit easier to manage on $35K

    Your limited understanding of basic maths appears to be matched by your clear lack of reading skills. I did not blame any level of government for the problem even though you appear to be stating I have.

    Yes state governments are to blame for not releasing land at a rate that would meet demand

    Just as the federal government are to blame for grants that only fed into the property price and a tax system that also feeds into the price and has contributed to short term property speculation

    and both state and federal governments are to balem for not properly funding public housing.
