But that is the point, there are markets within markets. You can't put a blanket statement that there is over supply because one area has too many high rise apartments. Or that there is a bubble when said apartments aren't booming.

Is there an over supply of freestanding house with a yard, close to the city, transport, good schools and cafes?

In the metro area alone, about 5% of dwellings are vacant.

Experts are estimating that 10-15% of property in the Camberwell/Kew/Hawthorn are vacant.
