Well, I try to save you from your own folly, but you just won't take advice!

You can sit there and pat your puppies, while property developers around the world burn and comfort yourself in the fact that the charts of the past mean the future is all beer and skittles.

The two biggest regions of the world are, without exception, the USA and Europe. Both of those regions are suffering mightily. In both of those regions, property developers are hanging on by threads.

You blithely pass me off as some kind of crank; display charts of the past and provide them as (I presume) proof that the future is golden.

Far from living in the present, your photo suggests to me that you are living in some kind of agrarian, gentrified version of the past. A place where nothing changes too much and, when it does, it's most often for the good.

Let me warn you again, Graham: there's a bad moon on the rise. And you're smack bang, dead centre in the middle of its path. Get out of the way!!!
