Capitalism also uses coercion. How else can the ownership of capital (an ethereal substance) result in the labour of hordes of other people who come willing to outbid each other in the service of the capitalist. Mate, it doesn't work without the coercion.
Nor do house prices maintain their value, except by the state restricting supply. That means under capitalism it is impossible to house everybody.
