no clarity missing - you just haven't taken the time to read what is involved with the J/V''s - and why would you as a non-holder with no interest in buying in?)
its all there to read - may need to go into the "library" to do so but you will see that the function of each J/V party is spelt out
may want to take a "library" partner with you - oh robbo24 may have the time given you have the same agenda.
