    2. Well i can tell you that the gen xers will start retiring before most of the next set of 'kids' start buying.

    Well of course development will ease as prices eases, its natural since demand has also eased. Some builders and developers will close shop as has happened in WA, you read about them.. but whoever is left will still build.

    Despite the decline WA still builds some 20,000 dwellings a year. They dont stop, they cant stop, what do you think happens to there business if they stop. What will happen to the economy.

    What they will do is adjust their prices to reflect the environment and continue to try to push out as much as they can.

    3. The point being, your analysis of buyer and seller group size is flawed.

    There may not be a 'cliff', there maybe some issues as they may look to sell into a market with higher interest rates and softer immigration.
