everyone is going on about geared to 70%.......an example is simple, I buy a property for 2 million, borrow 70% = 1,400,000 after 2-3 years the property is now worth plus 30% so it becomes 2,600,000 and the gearing has now dropped to 53% which everyone is happy with.....they just sold a property US for a capital gain of 30%...... I actually bought a property for 240,000 in 2002, borrowed 66.66% or 160,000.........prop now worth 1,100,000 to 1,320,000 and the gearing is 14.5%- 12.12% its too easy ps I forgot to mention they earn a decent rental income too cheers
