Were you around in 1987 when the property trusts were in big trouble?
This situation is not quite the same, but one of the problems was that the "valuers" just kept upping the price, which made the trusts look great. Unfortunately some had liquidity problems which then put the "real" and very much lower value in place.
An asset is only what you can get for it when it is on the marker, so very difficult to determine now.
