Its demand and supply . Prices may stabalise , but that about it . No Hope whatso ever of any large movement downward .

Vastly limited supply and increasing demand . Rates at 10% will make little difference , wont get there anyway .Money moving into property .

We cant build them quick enough , or hold enough land ..or even have the opportunity to hold enough land . His is a hot market ..just hope it doesnt keep rising .

People have 3 choices , they can buy , they can rent ( thinking they are the guru of timing ) or they can pitch a tent on the banks of the Yarra ( until moved along) .Immigration continuing to create enourmous demand for housing .
