    I can afford to be. With cash and equity now well exceeding 1.36m over all investment assets and LVRs less than 37% I feel extremely comfortable. Especially with a wide spread of risk.

    To attempt to quell the agro, I don't toatlly disagree with all of the sentiments being expressed. However the doom and gloom is so far from reality so I put in my 2 bobs worth. Property will return a significant portion of my required retirement income, plain and simple.

    I do agree anyone buying now, or over the last 12 mths, seeking the huge returns that have occurred since 2003 are in for a rude shock. Although for the clued up and astute money will be made from renos etc provided they don't go silly. Like the fool today on the radio wanting to spend 250k on a reno which would effectively make his home the most expensive in the location.

    Do your homework and money will still be made. However the short term thinking will not return anyone funds. Short term will most likely relate to losses.

    The problem Eastern states people also have is relating to the significantly higher disposable incomes we have in WA. This will make a difference and always has. Some of my counterparts begrudge what I earn. I say simply don't whinge come and join us or just simply zip it.
