Agree 100% there Malaga to be truly successful in the investment you must know what your buying and your strategy for use - it is also good to be fully across all the financials and maintenance as to drop the ball on this front can/will cost you.
For me it is buy and hold forever basically as I am buying income streams and after the first year or two my properties will be generating free and clear cash of around a couple of grand per property. Some may not think it is much but at the end of the day the properties are paying for themselves 100% and over a period of about 25 years I will own them outright and they will have effectively cost me nothing and all the income (bar tax) will be my retirement living. For me I do all the maintenance myself (bar electrical and gas works), manage the properties 100% and even do all the tax - which means I am 100% across everything that goes on with the properties. Reality is it is not that hard once you have done it for a year or two and it doesn't consume allot of time either.
