You must have bought the T shirt from the same shop I did.
Ive been pretty much out of the market for nearly a year now. I want to buy a property but am still waiting to troll the bottom.
I am changing my mind about property though, it is an enormous outlay and for a reasonably small profit after you add up all the costs and maintenance with a property the best profit you can hope for realistically after costs is about 5% at the most.
The only real way you make money on property is by capital gain and that is probably not going to happen any time soon.

What is really amazing to me in my area is that units are falling in price if you can sell them. Driving around the other day I spotted ten new sets of units being built. I just cant believe these people know what they are doing, imo they must be from out of town or they just would not be building these units at all.

Simply amazing to me.
