Average is .131 including brokerage. I honestly think anything under .25 in the medium term is pretty decent. As long as they can deliver what they say and hey they have been very proactive in getting a lot of deals done.

I see upside in the short if they can hit their targets or beyond as .20 to .25 as this will just be back to getting on track. and medium term beyond and potentially escalating very fast. Needs increasing sales volume and continued deals struck etc. As I said they are striking the deals.

If this report is a bit off we'll downside could be back to .10 maybe .09 if for some reason really average in the short... not too bad scenario vs what their upside can be.
