    Hi byteme, each to their own of course. No one should ever be involved in anything they are not comfortable in or fully understand. I am not saying BTW that you don't understand real estate mate it was just a general comment - as obviously you do.

    The great thing with real estate as I agree with you that growth will flat line for 3 years is that it is the safest long term investment if you can hold on. Mind you returns might be a little higher as rents haven't finished surging yet but aroung 5% is fine.

    Real Estate always moves in cycles and after each down or flat period prices end up surging again at some stage just look at the performance over the last 30 years. The one thing I should point out though is that I will never sell so I might be in a different boat to others.

    I bought my properties with the intention of keeping them forever - I don't plan to die you see...lol. Plus I live comfortably off the rents. BTW I am like you bought a heap of CNP as it appears it will correct my stock market paper losses also, good luck next week mate.
