Ummm I think you've forgotton to mention that with an Economic Recession downturn there are also job losses (across the entire board mind you).....which means people cant afford to pay their mortgages leading to increased Reposessions (already starting now) which leads to Higher Supply vs Demand & a drop in House Prices!!!
Has happened before and WILL happen again in the near future imho!
