    Ok.... i don't want to get into the shares v property argument as a mix is what you are after (although I'll just add the value of imputation credits should not be forgotten, nor the greater reliability in dividends, nor the significant growth in dividends yr on yr, and the net yield given the ongoing costs associated with property).

    But, I was trying to get at was that alot of property people (not you Baron1), believe that property never falls. They are just like any other investment and have cycles - both positve and negative.

    Finally, regardless where you all decide o invest your funds, you need to be comfortable and able to sleep at night. All the best to you all.
