Milesg you are forgetting two things, firstly that property in Perth was pretty flat thru the 90's hence the rises to a degree in Perth prices were simply to catch up. Secondly like a lot of good stocks Perth real estate was very undervalued and had been for a long time. It was like some good stocks flying under the radar it had to jump just to catch up too what it was actually worth.
