Milesg when I tell you I know property believe me I know property. The flaw with your economic theory is you are not taking account of the fact we are now becoming a two class structure in Australia like the US. You forget there are people that can always afford to buy and they are accumulating properties like we buy shares and there are a lot of them in Australia. Soon the few will own all the property and the rest of us will be renters.
Everyone assumes if you buy an investment property you will sell it at some stage these people do not. But that a side for a second your argument the government both Federal and state will be forced to open up huge areas of land won't happen. If it was that easy they would have done so already. And it is not red tape either it is simply an issue with infrastructure.
Apart from running electricity, water, gas and sewerage to these new areas there is also the problem with schools, hospitals etc. Why are so many hospitals and schools no longer viable in established areas? And don't make get onto police. And aside for paying to get basic infrastructure up there do you know the costs to just maintaining the water, gas, electricity and sewerage to these new areas?
If you did you wouldn't be suggesting what you did. It is called urban sprawl why do you think they are looking at increasing housing density within the city and established supurbs? We can't afford to have new supurbs in the middle of yonkers anymore and then you have to provide public transport as well...lol. Who is going to pay for this tax payers in established areas? A new council for these areas couldn't afford it.
So why would any government get thrown out of office for not burdening existing tax payers and rate payers? Remember everyone that owns property doesn't want huge new areas open up why would they. No they won't open up these new areas you talk about because they can't - at least not huge areas anyway. Now please note I am not attacking you in anyway in fact if you, and this is GENUINE are ever looking for Property in WA at some stage let me know and I am more than willing to help - assuming you are not an agent of course.
Please note I haven't taken long with the above it is simplistic but you should get the gist I don't have time to write a paper on land usage or ownership and I am sure you don't either...lol.
