    Do you think the immediate surroundings of where you live are the best gauge of the future of Australian and NZ property markets?

    Are you capable of making cogent responses without referencing Schiff, or Rickards?
    It seems that you can't.

    Schiff is not my hero, and I couldn't give a toss what he has to say.

    You must feel your arguments are so weak that you try to bolster them by constantly referencing Schiff or one of his ilk as a kind of crutch.

    Property slowdown starts to bite in outer suburbs

    The slowdown in Melbourne’s residential property market has spread to the city’s fast growing outer suburbs where sales of land lots are falling and prices easing.
    Suburbs like Tarneit, Armstrong Creek and Mernda on the city’s west and northern fringes are often considered some of the strongest residential land markets in Australia, driven by young first-time home buyers.
    But rising affordability concerns across the city have begun to bite with sales volumes falling 30 per cent over the June quarter to 4,264 lots, according to research from land marketer RPM Real Estate Group.
