things to consider housing crisis

all those people who moved over to the west and making big money.....ie labourers earning average 100,000 pa, can afford to pay the higher prices......a lot have spouses who are also earning good money..........

we do not have enough builders and related tradespeople to build all those homes that are in short supply.........recently read where we have about 18000 tradesmen from the US here helping out...........but the workers from most other countries do not have the quals or experience to build to the required standards of oz.......

even if the govt found the land, squashed some of the high taxes and charges imposed by the local councils......there are not enuff people to build the homes..........

the councils no longer allow new estates to be built, unless there is xxx amount of infrastrucure in place.........that is the main reason for the new charges etc by the councils...........

property is looking better for investors........better returns, probably the best returns in 50 years..............

oz is going the same way as europe has been for a long time........more renters and they are happy.......its been uniquely australian to demand to buy your own home.........regardless if you can afford it or not........

the argument that house prices are tied to wages is no longer relevant...........people on lower wages cannot afford to buy houses.......as has been proved by the US sub prime fiasco..........they have to rent...........
we have moved to a climate where there are two classes of people..........the rich are getting richer and buy their homes..........and the poor are geting poorer and have to rent.........
the govt no longer builds affordable housing .......ie housing commission estates.........???? not that I am aware of.....I know of cases where they put the low income into the middle of non housing commssion houses.........the govt picks up the tab for the difference....and the existing home owners are usually not very happy with their new neighbours.........

a bit off topic but ** a good example lovely tree lined street close to the city, only 20 houses in the street and 6 houses side by side with 5 feral families, 3 are drug houses..........all going up for auction very soon...........it will revert back to its formner glory once they are sold...........house prices were depressed due to its special residents.........
    cheers
