    Like I said pre-ipo, land is too valuable to be building car parks on land that's worth building a car park.

    A car park will be last resort, Its an option even behind just leaving the land empty for the future possibility of building apartments.

    Yes true there is a huge demand for car parks from the general public.... Its just that no one who owns land is willing to underutilise thier land for a car park.

    How many car parks does this company need to build a year to justify thier current valuation? 5? I don't see it.
