Swap, I finally have a chance to see how the afternoons events transpired. I have read you First Cut, then opened Centro's PDF and said NUP! To much and I am too tired. I am very happy with your analysis set out in good clear language for us novices. I am now going to enjoy a glass (580ml size) of Red, have dinner and watch some TV. I will say I have kept my holdings since late December 2007. I stopped trading since March as I could not pick the direction, so I have hung on. Now is time to reap the rewards of capital growth and hopefully a good yearly dividend. Cheers
