For a 70's 3 x 1 home it's not bad, Lounge is bigger than the average home of that time and good size Master bedroom. The added on games room that flows from the dinning room really adds to the spaciousness.
Expensive timber floor would be a waste, the money would be better spent towards adding another bedroom and en-suite.
Typical property like this selling for $500-$550k, lots of properties in the area now being subdivided, renovating the existing home and adding one at the back they sell for around $500k.
