No one is arguing that in every bubble we have the miss timers, not always greedy mind you, just want to do what others do , don't understand the trends and get burnt. I don't believe for one minute that Lord Elphus is a permabull. I just believe that this site is dominated by negative cut and paste and many of us react to that, polarises us and avoids meaningful discussion. All we seem to be doing is swinging at each other rather than benefitting.I am just as guilty of it as others and I am not extremist. Its actually good to hear the opinions , if not based on idelogical dogma or vague untested theories, that show how renters feel. Many publications advocate getting a lower rent to keep good tenants. But hey, guess what some bad renters out there, and often they bring rent increases on themselves, others are superb. Many who have made money out of realestate actively encourage philanthropy and engage in it as with every asset class.
