I don't disagree (for a change) with most of what you say other than to say the exception is that the syndicating of properties doesn't need to center on off the plan product.
The ones I've been looking at doing among either family, friends or clients are not off the plan. being able to structure syndicates ready to act on opportunities is not unwise.
So, when will DCL need the next Debt Borrowing or Cap Raising, page-11
