it's a very interesting time for both equities and property lord eplus, so many crosscurrents

- China boom for how long? some say 20 years some say the fat lady is singing

- changing demographics in Australia, will baby boomers downsize as they age? smaller families nowadays

- fuel costs make inner city relatively attractive

- but internet access makes working from home possible for many

- inflation is out of the bottle but does RBA have the bottle to crunch the market with high interest rates

- immigration and high demand for rentals

- housing by historical measures (median price, median income) is overpriced but there is a housing shortage

I feel we are at a crossroads.
