Auctions are a game either way..in hard times the vendor pays for the outgoings so therefore the risk ...in good times it brings out higher bids...I sold a property with a local agent through the process of an alleged auction...I have since found out that he tells his clients NOT to bid at auction and he will negotiate the house price after the auction to gain a lower selling price...exactly what happened in our case...What's in it for the agent? They get the listing of the buyers house if they succesfully negotiate the sale...all disgusting really..to top it off this agent was a so called friend..
