I buy to make money personally...whether its an IP or PPOR.
Considering your PPOR is CGT free, it might be a better idea to lose money on a property that u have to pay CGT on..... rather than on one u dont.....but hey what would I know.
Anyway im glad u bought something, hope it serves u and the family well over the coming years.
I nearly bought a 20 apartment project on the weekend..... I met with the SELLING agent (who brought the owner with him after me telling him not to on several occasions)..... and I must say they were both very annoying individuals.
Spent the first hour or so listening to the seller tell me how good he was at building and the agent telling me what a bargain it was......
I think I may have mentioned to them that the higher they point their snobby noses in the sky the less likely im to buy.
We were getting along so well.
Anyway to cut the story short....I told the owner I wont be buying as I prefer first rate projects over second rate half baked money pits.
I hear he took my comments well.
In fact I could still hear him cursing me a block away.
I actually quite liked the project and the price.....but I didnt like the owner.....so I wasted 3 hours of their time.....and then told the owner directly what I thought of him, his projects and his agent.
Im not expecting a return call, but I do hope the next person the agent meets is done so without the owner, for his sake.
