From what Iam reading,most property analyst recommended to invest in the west.Bankstown,Parramatta,Guildford,Cabramatta,Canley Vale,etc
While Kincella rego,the east had high return.And Iam agree with that,but the proplem is we are in a credit crisis.Moneys is drying up and most of the eastern suburb property is still values at the 2003 prices tag.
So one would consider it way over price as compare to western suburb area.
Most wetern suburb property is now value to be 4:1 as compare to ave. wages.
When the bounce come the western suburb will be more likely to pick up steam first.
Here the rent for a 3bedroom fibro home is $300+, and the property is worth around $250-$350k.
Iam also buying one in the western suburb,because price on some home have gone back to the 2001 level.
