dudd has proposed a $60,000 enticement for institutions to build new homes and rent them out 20% below market.....same insto's then recived 6000 pa refund.....how likely this will be to get past senate ??? its not available to individ's like ourselves.......... for eg; say you can build a house for 300,000 and rent mv is 300pw.....15000 pa - 3000 = 12000 + govt 6000 = 18000 rent......sounds like a good deal, but it would actually raise rents........like the fhos...... cannot recall if they were to spend 50 mill on this project or for 50,000 homes
passives idea is good....... btw just checked a small agents site albury.......sold 7 props since 1.01.08, has 60 for rent, and 40 for sale. the agent selling houses cheapest sold 50, has 50 for sale and 60 rents..............all interesting other agents only sold on average 20 houses, have 50 to sell and only 20 rentals..........thats a lot of houses on the market and up for rent............hmmmmm
