USA is better with loans too, if you can't pay the loan you just give your keys back to the bank the you owe no more.

Anway, if you bought in 1990 there are no problems, the prices will not traverse to those levels again. Even if there is a 50% drop of current prices you will be up.

The problem is people buying in the last few years will be hurt, especially the younger people who essentially have had to start from nothing since they did not have a property to sell to upgrade from. They have the largest loans. And also some of the newer property investors.

Grant you seem like a smart investor and won't get burnt. But there will be a dip, but it will not effect you really.

But if you want to enter soon, I think you might as well wait, since even if there is a 20 yr horizon, you might as well buy a bit cheaper.

Ireland, I guess you can call it part of europe now that its in the EU, but mainland europe Netherlands is one of the worst.

In Australia, everyone want to buy, not rent, but this will shift as you say as people can't afford. But as interest rates rise again, prices will come down and these people may eventually be able to afford.

One question always makes me think, if we have declining population, what happens in say 20-30 years when all the old people go, will we be left with too many empty houses if immigration does not increase ?:)
